The Buying Process

Visit properties with us, discuss your needs and expectations.

Make an offer and, if accepted…

Sign a Contrato de Arras (reservation contract, usually with a 10% deposit).

Due diligence: we obtain the nota simple (official registry extract), check for debts, community fees, and verify all documents.

Taxes and certificates: confirm IBI (property tax), energy certificate, and other obligations.

Notary signing: the final deed is signed, the balance is paid, and you receive the keys.

Registration: the property is registered in your name at the Land Registry.
